Homes & Villas By Marriott International Now Taking Reservations

Marriott International, Incorporated is now officially in the premium vacation home rental business in greater than 100 “exceptional destinations” in North America, South America and Europe with its new Homes & Villas by Marriott International brand — in partnership “with a select set of professional property management companies, each trusted in their markets, to ensure that the curated homes are serviced at a standard expected of Marriott International” — and is squarely competing with companies such as Airbnb for your lodging dollars.

You can now book your reservations at the properties which are currently participating in this new brand.

Homes & Villas By Marriott International Now Taking Reservations

Your reservation must be booked at least three days prior to the date which you plan on checking in to the property when using a credit card to pay for your stay. All taxes — including value-added taxes — will be included in the price quoted to you. In some cities, the government requires additional taxes based upon occupants. In these instances, the estimated tax is calculated using maximum occupancy assumptions and then added into the nightly rate. Following your booking, the professional property manager will work with you to ensure correct crediting of these tax variances based on the actual occupancy of the property.

You will be able to earn five Marriott Bonvoy points per qualifying United States dollar spent — as well as bonus points if you have already earned elite level status — but you will not earn points on the cost of cleaning fees and extra add-ons during your stay. Your stays will also qualify towards earning elite level status for the next year. Points earned during your stay will appear in your membership account up to six weeks after checking out of the property.

You may also redeem Marriott Bonvoy points towards stays at Homes & Villas by Marriott International properties — but your reservation must be booked at least ten days prior to the date which you plan on checking in to the property. Keep in mind that the process may take as long as 48 hours; and you cannot use both cash and points to pay for a stay at this time.

If you cancel a reservation which was booked using points, your points will be returned to your membership account within ten days using the same cancellation policies as credit card payments.

You cannot book your reservations with a live agent or via the telephone, as this functionality is not currently available. All reservations must be booked at the official Homes & Villas by Marriott International Internet web site, as partial payment or full payment is required at time of booking the reservations — as well as to ensure that you receive loyalty benefits as a member of the Marriott Bonvoy frequent guest loyalty program.

The times to check in and check out vary by property. You are requested to please review details on the property listing to understand the times of checking in and checking out of each home.

In the unlikely event that your reservation needs to be changed by Marriott International, Incorporated, an alternative accommodation with which you are happy will be found — or you will be provided with a full refund.

Roles of Professional Property Management

Unlike a hotel or resort property, you do not just book your reservation and arrive. Rather, Homes & Villas by Marriott International is a curation of homes with which you can book your reservations. Marriott International, Incorporated has partners who support the technical site and payments processed.

Marriott International, Incorporated works with a select set of professional property managers who operate the short-term rentals of premium homes in each leisure market. The property managers work directly with homeowners to verify that that the homes comply with local regulations and meet the rigorous standards of Marriott International, Incorporated — including design and fire and life safety. Marriott International, Incorporated audits and reviews each property management company before they are permitted to list homes on our platform — as well as reviews each property listing before it appears on its platform.

The professional property management companies in question include Turnkey and Mainsail. In most cases, they will act as the intermediaries between you and the homeowners. For any issues which arise that are related to appliances or matters of the home, you can reach out to the relevant property manager using the contact details which were provided to you via e-mail message or during the process of checking in to the property. The property management team will respond to issues as soon as possible.

You may also contact the professional property managers if you have any questions pertaining to any of the participating homes — as well as modifications of existing reservations, booking reservations at certain properties which are not available via the Internet, requests for housekeeping during your stay for an extra fee, whether or not you can leave your prior to your stay or after you complete your stay, requests for receipts of your stays, or any other special requests.

House rules are different for each home; but they often cover quiet hours for specific neighborhoods, what can and cannot be accessed during your stay, and other nuances about the home. These rules will be communicated to you prior to arrival by the professional property manager on site. A copy of the rules will also be available in the home.

You are requested to take care of the homes as if they were yours, but sometimes things can happen. If any damages occur during a stay, please report them using the contact details provided to you when you check into the property. Professional property managers assess the state of the home following each stay to make sure that each home is left as it was before the stay — and they will work with each guest to resolve any issues.

Keep in mind that some homes require a rental agreement; some homes require a security deposit; and some homes require a liability waiver — all of which are handled by the professional property managers. In some instances, they may offer optional add-on services — such as stocking the home with groceries prior to your arrival and additional housekeeping, which are only two of many optional examples which are charged after you book your reservation.

What Can You Expect With Each Home?

For your comfort and convenience, every home listed on the official Homes & Villas by Marriott International Internet web site is guaranteed to include:

  • Customer support — 24 hours per day, seven days per week
  • High-speed Wi-Fi
  • Television
  • Kitchen essentials — such as cookware, utensils, and a microwave oven
  • In-unit washer
  • Premium linens and towels — all expertly laundered — as well as premium bath amenities
  • Bathroom amenities — such as toilet paper, shampoo, conditioner, and soap
  • Hair dryer
  • Carbon monoxide detector and smoke detector
  • Professional cleaning prior to your stay and after you check out of the property

Cancellation Policies

The cancellation policy for the property will be included in your reservation confirmation. You should determine which of the following cancellation policies applies to your reservation — but note that the 90-day cancellation policy is significantly more restrictive than the others.

A grace period is included with all cancellation policies: you may cancel your reservation for free provided that the reservation is canceled within 48 hours of the reservation request; and the reservation was requested at least ten days before arrival. No refunds are issued unless the grace period applies.

Details about each of the possible cancellation policies include:

  • 14-Day Policy:
    • A refund of 100 percent if a reservation is cancelled greater than 14 days prior to arrival.
    • If paying for a stay using points, 100 percent of payment will be deducted at the time of reservation, once the reservation is verified within 48 hours.
  • 30-Day Policy:
    • A refund of 100 percent if a reservation is cancelled greater than 30 days prior to arrival.
    • If paying for a stay using points, 100 percent of payment will be deducted at the time of reservation, once the reservation is verified within 48 hours.
  • 60-Day Policy:
    • A refund of 100 percent if a reservation is cancelled greater than 60 days prior to arrival.
    • If paying for a stay using points, 100 percent of payment will be deducted at the time of reservation, once the reservation is verified within 48 hours.
  • 90-Day Policy:
    • The initial 50 percent of payment is forfeited if a reservation is cancelled greater than 90 days prior to arrival; and the remaining 50 percent will not be charged.
    • For guests paying with points greater than 90 days before arrival: 50 percent of points taken are forfeited; the remaining 50 percent will be refunded within ten business days.

On the outset, this appears to be a nice combination of combining the concept of companies such as Airbnb with the backing, support and loyalty program of a major international lodging company — but how well issues are dealt with remains to be seen.

“I’ve been unable to find any properties outside of the US that available on dates that I select”, according to this article written by Greg Davis-Kean of FrequentMiler. “Hopefully, that’s just a temporary glitch. Within the US, the website seems to work well. And, to my surprise, when booking with points you get 0.7 cents per point value. That’s hardly amazing…but it’s far better than I had expected.”

Try to avoid properties which have a 90-day cancellation policy, as that is significantly more restrictive than the other cancellation policies because 50 percent of what you paid immediately cannot be refunded once you book your reservation.

The potential value which I see in the new Homes & Villas by Marriott International brand is to be able to stay at a location where no hotel or resort properties — especially those operated by Marriott International, Incorporated — conveniently exist. For example, imagine if homes in Iceland outside of Reykjavik participated with this brand, where guesthouses are more of the norm than hotel and resort properties. This is a way of offering a more guaranteed lodging option with the backing of a major lodging company while still experiencing the local flavor of the area — but without decimating the landscape with corporate cookie-cutter boxes at which people can stay.

The question remains: is Homes & Villas by Marriott International officially the thirtieth brand of Marriott International, Incorporated? Please read this article which I wrote on Friday, May 3, 2019 and decide for yourself…
